Constructing five separate four-storied buildings concurrently on a single site poses difficulties. Doing this while five levels of basement are being excavated below, creates the challenges found only in top down construction.
Our Surveyors were involved in the Geyser project from the first day of pile driving, to the final completion certification from council. We worked closely with the main contractor Mainzeal – as well as providing support for subcontractors working within this complicated and congested work site. Whether it was monitoring the structure for deformation during drilling, precisely asbuilting the automated car stacking system rails or transferring the grids lines vertically between floors – our surveyors worked to the high accuracies required and to the demanding time-frames expected. This sort of specification can only be met through good forward planning, communication and cutting edge surveying techniques. Projects like Geyser push not only the boundaries of architecture and construction, but also challenge our staff to achieve results worthy of this spectacular development.
Designed by Patterson Associates, the New Zealand Green Building Council has awarded the Geyser building a 6 Green Star rating, only the second building in the country to achieve this benchmark after the Christchurch Civic Centre.

The NZIA jury wrote “Geyser – An enigmatic aggregation of volumes that dissolve against the sky, this office building is a contemporary evocation of the intimacy of medieval urbanism. With its courtyard, lanes and alleys, its natural ventilation and illumination, Geyser suggests a crystalline hill town. The volcanic analogy will be apparent to visitors who progress from the lava-red carpark up into the shards of glass. The latest in a series of innovative and bravura commercial buildings from this architect and this client, Geyser has also set a new benchmark for sustainability in this country’s commercial architecture.”
