Every subdivision has its own character and challenges. In this project we started with 2.6ha of under-utilised land in West Auckland. We are developing the subdivision for our client to create a new community of 145 terrace homes to be released in stages with Stage 1 now in construction phase. The subdivision is in a fantastic location on a sunny slope near to the Sunnyvale railway station on Seymour road.
We are working on:
- Project Management
Our consultants are managing all aspects of the project and working closely with contractors and consultants from many different disciplines to deliver the project on-time and on-budget.
- Financial and Cost Management
Before the project started we created an agreed communications and financial review plan. We arrange reporting and milestone meetings with the client, contractors and key stakeholders. In this stage the meetings are once a week, however we are on-site more frequently checking progress and quality standards. Project budgeting, tracking and assessing claims are all integral to ensuring the project runs on-time and on-budget.
- Health and Safety
We assist our clients to manage their risks and exposure under the new Health and Safety legislation during construction works. This includes advice, information and health and safety inspections.
- Procurement and Construction Management
Our team manage contract negotiations including drafting and administering the construction contracts – we managed the tender process, helped the client choose a construction contractor and produced a tailored NZS 3910 contract specifically designed for the project. We provide highly experienced staff for the roles of Engineer to the Contract and Engineer’s Representative that are required by NZS 3910.
- Management Surveillance and Quality Assurance (MSQA)
Envivo provided engineers and surveyors to monitor and check that the construction works were carried out correctly and efficiently and our expert planners and environmental Clerks of Works also reviewed the site to ensure consent conditions were met.
- Survey and Titles
The final sign-off required survey and titles documentation which we managed, handing over a fully completed project finished to our client’s specifications.
